Vancouver-based residential developer and property owner Holland Partner Group (HPG) has unveiled its plans to transform the southeast corner of 7th and Pacific in DTLB—and it is through an eight-story, market-rate residential complex with 271 units, 11 of which will be affordable units.
Set to face the Planning Commission this May, the project is definitely ambitious: it would require the demolition of the MADhaus warehouse and clearing the vacant lot sold to the group through pawning off of Redevelopment properties two years ago, as well as relocate the nearby historic Parsonage House at 640 Pacific Ave.—an historic building that has already been moved three times.
HPG has been expanding its efforts to create more housing in SoCal, having just broken ground last year for its massive 375-unit, mixed-use project in Downtown San Pedro—each of the designs lacking in both inspiration and uniqueness.
Holland Development Manager Ryan Guthrie, in a presentation to the North Pine Neighborhood Alliance, said, “We are going to transform this area and build a neighborhood with activated streets,” according to the Press-Telegram.
“noting that the pet-friendly and modern housing would be especially designed to attract millennial renters who can take advantage of its proximity to public transit, the city’s urban core and nearby ocean access, especially at a time when so many improvements are being made downtown… There’s so much happening downtown, from Ocean Boulevard to The Streets, and I think this is really a hidden gem up here between Pacific and Pine,” he said
